Housing Property Manager

Scope 

As an essential part of the People & Culture department, the Housing Property Manager will welcome new employees when they arrive to move in, assist and support residents with all queries that arise, manage housing payments and accounts, ensure all housekeeping and maintenance needs are met, and maintaining all resident paperwork. You will also be tasked with ensuring that an adequate number of available properties exist to meet the needs of our employee population. Strong communication skills will be vital in this role as you work with homeowners and employees to execute the management of accounts, payments, paperwork maintenance, coordination of property upkeep and repairs, as well as overall relationship management.

Key Focuses

  • Ensure high levels of customer service and good judgment in all interactions.
  • Maintain a database of all residences in our network and work with employees regarding their individual housing needs.
  • Confirm housing availability with applicants by sending acceptance letters to applicants upon review.
  • Manage all communications to applicants and employees regarding housing applications and acceptance/denial.
  • Ensure accurate completion of all applicable paperwork and communication housing rules, policies, and procedures are reviewed with employees upon move in/out.
  • Organize and maintain accurate resident files.
  • Schedule and regulate annual inspections for applicable properties
  • Conduct move-ins, ensuring accurate completion of all paperwork and communicate housing rules, policies, and procedures. Act as primary contact and resource for all resident
  • Conflict Resolution - Assist in resolving any resident conflicts, taking excellent notes and initiation of an investigation with the Director.
  • Maintain bed allocations based on department and applicant needs.
  • One of the primary contact points for new hires and will assist with onboarding/retention/succession planning.
  • Field phone, e-mail, and walk-in inquiries regarding employee housing and temporary room accommodation.
  • Coordinate with Security & facilities to ensure proper access to properties
  • Coordinate all facility needs with the maintenance technician and housekeeping team. Complete work orders in HotSOS as needed.
  • Assists with the hiring process from recruitment through selection, including applicant screening, interviews, answering housing and companywide questions, pre-hire background screening for candidates, and orientation.

Education & Experience

  • 3 years of applicable experience in administrative work.
  • 2 years of applicable experience in property management/real estate.
  • Ability to use systems such as Office 360/Microsoft Excel/Outlook  
  • Must have excellent organization skills with a great level of attention to detail.
  • Requires the ability to react quickly in crisis situations and under extreme conditions.
  • The ability to promote a fun, animated environment while also maintaining a professional demeanor.
  • Effective written and oral communication skills.
  • Excellent organizational skills.

Working Conditions

Full-time Regular Position, with regular office hours in Girdwood, Alaska, but requires flexible schedule that will include working some nights, weekends, and holidays, and subject to on-call hours depending on housing needs

Physical Demands

The employee is regularly required to reach with hands and arms and stoop, kneel, crouch. The employee must frequently lift and/or move up to 10 pounds and occasionally lift and/or move up to 25 pounds.  Specific vision abilities required by this job include close vision, color vision, depth perception, and the ability to adjust focus.

The noise level in this work environment is usually moderate.
